Sutherland Development LLC operates as a specialty commercial real estate and development firm concentrating on complicated development projects in the Northwestern United States. Typical development projects primarily focus on working with a tenant or tenants through the design/build process in the industrial or retail sectors and working with current land owners to gain entitlement for their property for future development.

The company is not vertically integrated; that is, the principals have chosen to keep staff small and select from the best in class architects, contractors, engineers and other consultants to meet the needs of every project.

The company's practice has been to either develop on a build-to-suit basis for discrete clients, or develop to specifications that will ensure a minimum of operational costs throughout the project’s useful life.  The company’s preference is to build for the long-term and manage its own portfolio.  The company’s principals currently own and manage a portfolio of financial, industrial, office and retail assets valued in excess of $150 million

Industrial / Retail Investment / Development

• Build-to-suit opportunities with credit worthy tenants as anchors or single tenant buildings.
• Redevelopment opportunities through the acquisition of existing assests with future development opportunities.
• Financially distressed assets with strong tenancy and/or redevelopment opportunities.

Land Development / Land Acquisition

• Well positioned properties in the path of future development with entitlement, hazardous material and/or environmental (i.e. wetlands) issues that require the expertise and experience we can employ.
• Financially distressed property.

Roy Bennion, Principal, Managing Partner
During his 37-year commercial real estate career, Mr. Bennion has managed the development and financing process for over $500 million in real estate projects, with a primary focus on industrial and corporate park facilities. He currently oversees the management of more than $150 million in assets, including management of approximately $26 million in principal's capital and $28 million in third-party private equity.

Paul Nelson, Principal, Partner
Prior to joining Mr. Bennion and forming Sutherland Development LLC, Mr. Nelson's experience was primarily in the private capital markets. His primary role with the company is negotiating the complex entitlement process for new development in the Northwest. Mr. Nelson also performs the analysis necessary to successfully manage a portfolio of private equity by monitoring industry trends and predicting future occupancy and cash flows to determine whether properties should be maintained in the portfolio, sold or exchanged.

Eric Abbott
Prior to joining Sutherland Development LLC, Mr. Abbott acquired 15 years of experience in the commercial and residential real estate sector through his work as a civil engineer and Principal of his firm. Mr. Abbott's primary role in the Company is the collaboration and communication with the necessary consultants and engineers required to properly assess and execute our development plans. Mr. Abbott has a deep understanding of the entitlement, design and planning process, having worked extensively with numerous state, county and local jurisdictions in the Northwest throughout his career.
